It is our job as a Gas Safe accredited company to check your gas appliances by St Albans City & District Council (who have a legal duty to check and service all gas appliances within your home every 12 months), then provide you with a Landlord Gas Safety Record (LGSR) certificate, which will then be valid for the next 12 months, assuming there is no change of tenancy. A Landlord Gas Safety Record certificate is required if the property has any gas appliances every 12 months or upon every change of tenancy.
Gas safety can be a matter of life and death, as faulty appliances can cause explosions, start fires and carbon monoxide leaks, the latter of which can potentially kill animals and humans in less than five minutes. In addition to Gas safety checks, we also service heating appliances, check smoke alarms, heat sensors and carbon monoxide detectors.
Keeping Your Appointment (or re-arranging it well ahead of time)
We will mutually agree and book a suitable appointment with you to visit your home, so if for whatever reason the morning or afternoon you have agreed as the day one of our qualified Gas Safe engineers will undertake the inspection then becomes a date you cannot subsequently make, do please contact us as soon as possible so we can a) re-schedule your appointment, and b) also to enable us to offer your slot to somebody else if you simply cannot be in when you agreed.
What To Expect From Us
Whenever possible, we will carry out annual gas safety checks (and necessary work) on our first visit. All our engineers are registered with Gas Safe and our staff work professionally, treating you and your property with respect.
What We Request From You:
- Please ensure somebody over the age of 18 is present for the duration of our engineers’ visit as we cannot be in your home unsupervised
- Please ensure your meter has credit, as we will need to run appliances to check them
- Please kindly clear the area in and around your appliances to enable easy access
You are obliged within your tenancy agreement to grant reasonable access into your home for your gas safety check. If you repeatedly refuse to give access, your landlord can apply for a court order to do so, which could result in you losing your home.
Gas Safety
It is vitally important that you know where your gas supply is and how to turn it off in an emergency. Usually, this is located outside, where the gas pipes enter your home.
If you smell gas:
- Immediately call the Gas Emergency Service Number 0800 111 999 (freephone)
- Put out all naked flames, including cigarettes
- Open all your doors and windows
- Shut your gas supply off at the meter (Usually, this is located outside, where the gas pipes enter your home)
PLEASE DO NOT strike matches, light a cigarette or turn electrical switches on or off!
